Security Deposits: Know your rights

Tenant have more rights than they might think. Most times getting a deposit back is routine, but dispute can arise, so here are a few tips for knowing and understanding your tenant rights.
 

Here is a quick list of a few reasons a deposit can be deducted from the California Department of Consumer Affairs.

 

  • Unpaid rent or utilities
  • Cleaning of the unit after the tenant moves out
  • Damage repairs, not including normal wear and tear
  • The cost of repairing or restoring furniture (in furnished units only)

 

Here is a quick list of a few important tenant rights to keep in mind.

 

  • Within 21 days landlords send a full security deposit refund or
  • Provide an itemized statement showing where the deducted money went
  • Landlords are not required to send a receipt or show purchasing if repairs cost lost then $126

 

The key to getting your deposit back is leaving your apartment in the shape that you first found it. But if there are issues, know that as a tenant you have rights.
